A seller has plenty of reasons to overprice there home.... leave negotiation room, they want to just try, etc....  And, sometimes they just unwittingly choose the wrong list price. 

Choosing the right price to begin with can definitely play into the psychological factors at play with a home buyer.  If your home is priced right from the start it can create urgency, it increases buyer activity, competition among buyers is created and more.
